What to Expect

A home inspection doesn’t have to be stressful. Here’s how the process works from start to finish.

The Inspection Process

Four simple steps from booking to peace of mind.

1

Book Your Inspection

Call us at (604) 849-3840 or fill out the contact form. We’ll confirm the date, time, and address — and answer any questions you have about the process. Most inspections can be scheduled within a few days.

2

The On-Site Inspection

A typical home inspection takes approximately 2–3 hours, depending on the property’s size, age, layout, condition, and complexity. We recommend that clients arrive for the final 30–40 minutes. During this time, we’ll walk through the property together, review the most important findings, and answer your questions. It’s also a convenient opportunity to take measurements and reference photos, where permitted.

Can’t attend in person? No problem. Your detailed digital report will clearly explain the findings using photos and helpful diagrams. Once it has been delivered, we can arrange a phone call to review everything together and answer any questions.

3

Your Digital Report

Within 24 hours of the inspection, you’ll receive a detailed digital report. It’s organized by section, includes supporting photos of significant findings, and explains issues in plain language—not technical jargon. You can view it on your phone, tablet or computer and easily share it with your real estate agent or lender.

4

Follow-Up Support

Once you’ve reviewed your report, you’re welcome to contact us with any questions or discuss the findings in more detail. Whether you want to better understand a particular condition, clarify priorities or know when additional evaluation is recommended, we’re here to help you understand the report and determine the appropriate next steps.

Frequently Asked Questions

How long does an inspection take?

A typical home inspection takes approximately 2–3 hours. Larger, older or more complex properties may require additional time.

Should I attend the inspection?

We recommend arriving for the final 30–40 minutes of the inspection. This gives us time to walk through the property together, review important findings and answer your questions. If you cannot attend, we can arrange a phone call after your report has been delivered.

When will I get the report?

Reports are typically delivered within 24 hours of the inspection. You’ll receive a link to view your report online — it works on any device.

What if you find something serious?

We’ll clearly explain the finding, why it matters, and what should happen next. Your report will provide a practical course of action and recommended timeline, including when further evaluation by a qualified specialist is appropriate, so you have the information needed to make a confident, informed decision.

Do you inspect condos and townhomes?

Yes. We inspect all residential property types — single-family homes, townhomes, duplexes, and condos. The scope is adjusted based on the property type and what’s accessible.
