What a Home Inspection Covers

A limited, non-invasive visual examination of the home’s readily accessible systems and components, based on conditions observed at the time of inspection.

  • Exterior systems — wall coverings, flashing, trim, exterior doors, accessible eaves, soffits and fascias, grading, surface drainage, decks, balconies, porches, walkways, patios and driveways
  • Roofing — roof coverings, drainage systems, flashings, skylights, chimneys and penetrations
  • Structural systems — visible foundation, framing, floors, walls, ceilings and roof structure
  • Plumbing systems — visible supply and drainage piping, fixtures, water-heating equipment and sump pumps
  • Electrical systems — service equipment, panels, visible wiring, representative outlets, switches and installed safety devices
  • Heating, ventilation and cooling — installed equipment, distribution systems, venting and typical controls
  • Interior components — walls, ceilings, floors, stairs, railings, countertops, representative cabinets, windows and doors
  • Attics, crawlspaces and unfinished basements — visible insulation, ventilation and vapour barriers in readily accessible areas
  • Fireplaces and solid-fuel-burning appliances — readily accessible visible components, chimneys and venting
  • Garage or carport — the primary attached or detached garage or carport, including the vehicle door and operator
